Property Owner's Guide

Before You Hire a Roofer

Before you hire a Roofer here are some things to consider:

   * How long have they been in business?
   * Are they a local company that will stand behind their work?
   * Do they have the manpower and equipment to get the job done quickly and efficiently?
   * How long is the warranty, a what does it cover?
   * Do they have an appropriate rating with the Better Business Bureau?

When shopping for a roofing company, it is imperative that you do some research first. It is an unfortunate fact, but there are many businesses out there that run scams and look to make a hefty profit from your storm damage. These "storm chasers" will enter a damaged community and either start their own business or lease an existing business to make a quick buck at your expense.

When these charlatans start their new business, they offer enticing deals to get homeowners to sign with them quickly and establish a client base. This allows them to perpetrate insurance fraud against unsuspecting homeowners. When they lease an existing company, they are paying a percentage of their profits to the current owners. Though they may perform quality work, they usually leave town within a few months and will not be available to honor their warranties.
Never give cash up front to any roofing contractor. If they are pressuring you to pay an up-front fee, then there is a good chance that they are not a legitimate home improvement business. Please take the time to research a company before you sign a contract with them or pay any money for their services.

What to expect during the process:

Any major project on your home may seem like a huge undertaking. We would like to provide you with information and put your mind at ease.

Bradford Roofing Co. understands and respects our customer's concerns, and their need for privacy. We strive to not only install the highest quality roof with utmost craftsmanship, but to get it done in the shortest period of time possible. Thus minimize stress for the homeowner.

In preparation for the roofing process, following are some items to consider:

Traffic:

During the process of removing and replacing your roof, a dumpster trailer will be used close to your home to dispose of all debris. We will also have several vehicles parked in front of and near your home. We will do our best to provide access to your driveway and street. If you feel that your neighbors will feel inconvenienced, you may want to notify them before the installation date.

Noise:

During the roofing process, there will be noise inside the house and of course the outside of the house.

Vibration:

During the roofing process, we will be loading and moving material that may cause vibrations inside your home. We are very careful and respectful of your property, however total elimination of vibrations is impossible. We recommend that you remove any pictures or fixtures on the wall/ceiling to prevent damage.

Debris:

There will be debris that can fall off the roof during removal and installation. Our crews will do their best to prevent falling debris, however it is impossible to eliminate the possibility. Before the crews leave and during installation a walk through of the exterior will be performed to clean all debris from the surroundings of the job site.
