Storm Damage & Insurance Claims

Assessing storm damage on roofing systems requires a trained professional. Many times after a storm a homeowner is unaware of the damage to their property. Without having a inspection within a year most insurance companies will not honor the claim. It is always best to call us for a free no hassle inspection after a wind or hail storm to determine if there has been any damage to your property.

Insurance companies have basic standards when it comes to evaluating your property. We use the same estimating software to estimate the damage as the insurance companies use. Storm damage is a insurance loss on your homeowner's policy. Most companies will pay the entire cost, less your deductible, for replacing the property that is damaged. The claim is also considered a natural disaster and does not count against you for future rate increases.

We are willing to inspect your roof for no cost and at no obligation. You are entitled to insurance protection if you have suffered a loss. We will help you deal with your insurance company and your inspectors. Our involvement prevents you from getting stuck with a settlement that won't cover your costs.

The Process

Step 1: At no obligation and free of charge, A Bradford Roofing Representative will inspect the entire property for storm damage. They will check roofing, siding, gutters, awnings, sheds and any other item that you would like to have inspected. At the time of inspection if the representative determines damage they will measure, take pictures and diagram all the damaged areas. After the inspection the representative will discuss their findings and suggestions with you.

Step 2: After the initial inspection if you decide that you want Bradford Roofing Co. to represent you to properly adjust your claim with your insurance company the representative will sign a Representation and Repair Agreement with you. Once the claim has been made with your insurance company an adjuster will contact you with a date that they will be at your property to adjust your claim. Once you contact us with the information a representative will meet the adjuster on site to review the claim. After the adjuster has made their scope of damages they will provide you with a copy that you forward to us. At that time we have already made our own and submitted it to your insurance company, we will compare our findings with the insurance company's scope to determine that the cost of replacement is appropriate.

Step 3: Once the claim has been processed by the insurance company they will send you a deposit check. Bradford Roofing Co. Does not require any money upfront.

Step 4: Samples will be provided along with information on products so that you can choose what type/color of materials you want to replace the damaged areas.

Step 5: Once materials have been selected, the order is placed and will be delivered to the area of your property according to your instructions.

Step 6: Installation crews will arrive within a day or two of the delivered materials to install in a safe professional manner. During this time representatives will be inspecting the job site throughout the duration of the installation. During and after installation crews will clean the job site of debris.

Step 7: Upon completion and satisfaction of the job, a representative will inspect the job site with you to assure quality and satisfaction. At this time the representative will submit a bill for the deposit you received from the insurance company and submit the proper paperwork with the insurance company for the remaining sum.

Frequently Asked Questions & Common Myths

The insurance company withheld depreciation on my roof. Will I get that money?

Yes. The money that was withheld will be paid to you when the work is completed and Bradford Roofing submits the proper paperwork to recover the depreciation. This procedure is very common. Insurance Companies withhold the money to assure the work is completed. This protects the property owner as well as the Insurance company from fraud.

Should I get several bids?

When insurance is paying for the work, the dollar amount is not very important as long as it is equal to or less than the insurance company's estimate. You will only be paying your deductible, so your costs will be the same. Your decision should be based on the contractor that you feel will perform the best job.Once work is completed by the hired contractor, they will submit an invoice to the insurance company to release the remaining balance. Any remaining balance after the Contractor's final invoice will be retained by the insurance company.

How long will installation take?

Most jobs are completed within one or two days.

Should I put a new layer of asphalt shingles over my existing layer(s).

No. Whenever Bradford Roofing Co. is performing a roof replacement we always bid on removing everything down to the wood. After inspecting the decking, we replace wood as needed and then install all new materials to assure that you have a quality roof that will last.

What if your bid is greater than the insurance company's estimate?

Notify us, in most cases we can negotiate with the insurance company by adjusting and comparing our scope's of damage.

My Insurance Company denied my claim so its not damaged.

You are entitled to a re-inspection and if Bradford Roofing believes that there is significant damage, we will work with your Insurance Company's Adjuster.

My roof is not missing any shingles and I can't see hail damage.

Your property must be physically inspected by a trained professional to determine if there is actual damage. There does  not have to be multiple shingles missing to prove wind damage and hail may not be visible to the untrained eye. Both types of damage may not cause leaks until months or years after the damaging storm.

If I file a insurance claim, my insurance company will cancel my policy and/or raise my rates.

If you have valid damage to your property then you have a valid insurance claim and you are entitled to coverage from your insurance company. By not filing a claim, you are ignoring the whole practical reason for paying for insurance. Insurance companies cannot cancel your policy after a disaster related claim. However, after a disaster, insurance  companies may raise rates for the geographical area. By not filing your claim your increase is paying for everyone else's  damage except yours.
